Expo Osaka Portugal Pavilion 

Kengo Kuma & Associates 

Designed for Expo Osaka, the Portugal Pavilion translates national identity into a contemporary architectural language. The concept emphasizes permeability, lightness, and openness to visitors. 

World Expo pavilions present unique technical challenges. Tight construction timelines, strict regulations, and high visitor density demand coordination and reliable engineering solutions. 

OTIIMA delivered high-performance minimal systems that meet international standards. The large openings are capable of ensuring stability, weather resistance, and durability in a high-traffic environment. 

In temporary structures that have a long-term impact, accuracy is essential. 

Layout and materials 

House P spans three floors. The lower ground level contains functional spaces, including a garage, service areas, a bicycle shed, and an art gallery overlooking a small garden. The first floor hosts living areas, bedrooms, and the pool terrace, while the upper floor includes additional bedrooms and office spaces. 

The chosen materials reinforce the house’s minimalist aesthetic. All floors and countertops feature white stone, complemented by brass and larch veneer accents, and all furniture is built-in, creating a euphonious design throughout the place. 

Light as a Living Material

Natural light is the most powerful architectural material and the only one that moves.

Modern minimal window systems use ultra-slim frames to maximize glazing area. This allows more daylight to enter while maintaining structural strength and thermal efficiency. The result is a more open, balanced interior environment.

Floor-to-ceiling glazing transforms walls into observatories. Corners without visible structural interruption create continuity that traditional window frames cannot achieve. Slim profiles dissolve boundaries. The experience becomes immersive.

Seamless Indoor-Outdoor Living

Contemporary architecture increasingly prioritizes fluid transitions between interior and exterior spaces.

Minimal sliding systems make it possible to open entire walls, connecting living rooms to terraces, gardens, or ocean views. The transition becomes almost imperceptible.

This sense of openness impacts well-being. Studies consistently show that a visual connection to nature reduces stress, enhances focus, and improves overall satisfaction with a living environment.

Privacy is the new status symbol 

In the past, luxury was all about visibility. Today, it’s about privacy.  

People increasingly value the ability to disconnect, control their environment, and choose who and what enters their space. As a result, privacy has become one of the most sought-after assets in high-end real estate. Features like gated communities, secluded landscapes, and expansive glass windows that face nature instead of neighbors have moved from mere trends to essential expectations. 

However, privacy does not mean confinement. With minimalist architecture and advanced window systems, luxury homes can remain open to the world while ensuring discretion. Floor-to-ceiling glass invites nature inside without sacrificing intimacy. Technology is seamlessly integrated into the design, and security is unobtrusive. 

Architecture that supports well-being 

Wellness is no longer a bonus; it is foundational.   

Every architectural decision, from biophilic design to thermal performance, impacts how we live and feel. Today, luxury is deeply connected to our physical and emotional well-being.   

Expansive glazing systems maximize daylight exposure, supporting our natural circadian rhythms. Seamless transitions between indoor and outdoor spaces encourage movement and foster a connection to nature. High-performance materials ensure thermal comfort throughout the seasons.   

Minimal windows are essential tools for enhancing well-being. By reducing visual barriers and framing the landscape with precision, the architecture becomes calmer, lighter, and more intentional.   

The rise of the home as a personal resort 

The pandemic accelerated an ongoing shift: homes are becoming their own destinations. Outdoor kitchens, private spas, and home offices with panoramic views. Indoor-outdoor living areas rivaling boutique hotels. 

What truly transforms a house into a personal resort lies in design coherence. When architecture, engineering, and innovation work together, the home becomes immersive. Sliding glass walls that vanish. Pivot doors that redefine scale. Corners without frames. Glass surfaces that reflect the sky like water. 

These elements are experiences. And in modern luxury living, experiences are the true currency. 

Interior–Exterior as a Continuous Experience 

At the heart of Onze House lies a fluid transition between inside and outside. The interior spaces are conceived as a sequence of continuous environments, scaled according to use and organized around two main anchors: a protected backyard connected to the vertical core and a living room that opens fully onto a large front terrace facing the sea. 

To reinforce this continuity, the project introduces a double-skin façade on the front elevation. The inner skin, made entirely of glass, is independent from the outer one, allowing interior spaces to extend visually into shaded exterior thresholds. These intermediate spaces are neither fully inside nor outside—they are places to inhabit, protected from direct sun while remaining open to the landscape. 

When fully opened, the sliding glass panels disappear into the walls, leaving behind a clean, uninterrupted opening where architecture steps back and the view takes precedence. 

Precision That Serves Architecture 

One of the greatest technical challenges of Onze House was resolving large openings that span two different floor heights without introducing elements that could disrupt the clarity of the space.  

This is where OTIIMA Plus plays a defining role. 

The system’s minimal, flush profiles allow the pavement to remain continuous between interior and exterior, dissolving the physical boundary between the two. The track is fully integrated into the wall and complemented by an insulating panel that guarantees high thermal and acoustic performance—essential in a project where openness must coexist with comfort. 

The result is an integration that feels natural, almost invisible. Windows do not compete with the architecture; they support it. When open, they vanish. When closed, they remain discreet, allowing stone, wood, light, and landscape to define the space. 

At the heart of the project is the middle floor, which contains one of its most important technical and spatial gestures: two large openings positioned on opposite façades. One faces the arrival path; the other frames the reservoir. This creates a clean visual axis running through the house, allowing light, air, and perspective to cross the volume uninterrupted. It is a structural and spatial device that connects the dense forest directly with the open water, giving the building a sense of permeability and orientation. 

Materially, the house is defined by exposed concrete and expansive glass surfaces. The concrete shell provides a monolithic presence, ensuring structural stability while accommodating wide openings and long spans without visual noise. In contrast, the glass elements soften the volume, reducing its impact on the landscape and creating a fluid relationship between interior and exterior. The glass also helps lighten the building’s vertical composition, which could otherwise feel heavy on the sloping terrain. 

Maybourne Riviera | Willmotte & Associés

Roquebrune-Cap-Martin 

Suspended between sea and sky, the Maybourne Riviera sits along one of the most iconic cliffs of the Côte d’Azur. 

Willmotte & Associés designed the hotel with a clear intention of erasing boundaries. The architecture relies on linearity, controlled use of materials, and subtle contrasts, allowing the Mediterranean horizon to become the main character. 

OTIIMA’s minimal window systems are integrated like thin strokes of steel—almost invisible, but essential. Large sliding panes reveal the coastline in full scale, opening every room to natural light, breeze, and the vast calm of the sea. 

Design Concept: Y-Shaped Layout for Seamless Integration 

The architects employed a Y-shaped floor plan, with three wings extending outward at 120-degree angles from a central living hall. This configuration divides the 2,338 m² plot into intimate garden segments, each offering unique views and privacy. The design prioritizes the preservation of existing trees and maximizes sunlight exposure in living areas, creating a serene and contemplative atmosphere. 

Material Palette: Raw and Honest Elements 

Banánka House utilizes a restrained material palette emphasizing durability and timelessness. The structure features monolithic concrete ceilings and walls, complemented by galvanized mesh gabions filled with crushed stone that flow from the exterior into the interior. Warmth is introduced through thermally modified pine and engineered oak wood elements, balancing the concrete’s rawness and adding tactile comfort.

These minimalist window systems provide uninterrupted views of the sea and city, transforming each apartment into a bright and open space. The reduced frame dimensions maximize transparency, while the system’s robust performance ensures excellent insulation, airtightness, and durability, which is essential for coastal environments. 

Beyond aesthetics, OTIIMA Plus also enhances the project’s sustainability and comfort. The system incorporates high-efficiency glazing, optimizing energy use and maintaining stable indoor temperatures year-round. Combined with the tower’s concrete structure and modern building envelope, it ensures long-term performance and low maintenance.

Touching Eden House | Wallflower Architecture + Design 

Singapore 

Nestled on a hillside in Singapore, Touching Eden House blurs the lines between architecture and rainforest. The name says it all: a residence that literally touches paradise. Floor-to-ceiling glazing by OTIIMA invites the lush equatorial greenery to pour into the living spaces, reflecting a philosophy where home is not a retreat from nature, but a continuation of it. 

Here, our minimal frames allow expansive openings while preserving thermal comfort in a tropical climate. The result is an immersive experience, living with the forest, not just beside it.
